  Churchtown Farm Cottage


The Cottage is a conversion from a former barn. The barn adjoins the
main house and the former farm yard and gardens.

The cottage has 2 bedrooms with two single beds and a double bedroom, a bathroom with
shower and an open beamed living room with dining and sitting areas. The sofa in this area is of
the sleeper variety and can pull out to make a comfortable double bed.  The kitchen is small but all brand new and well equiped with ceramic hob, kettle, fridge, toaster, sink and microwave. There is a diswasher also - but we reserve this for longer lets as it needs special attention!

Please bring with you sheets or duvet covers, towels, pillow slips, soap, paper towels and bathroom tissue. Also you may want to pick up some breakfast essentials! You will probably find tea, sugar, salt and pepper in the cupboards. There is a small shop at the bottom of St. Clement hill and a Tesco is just past the round-a-bout.

Arrival time is after 2.00 PM
Departure time is by 10.00 AM



Laundry

We provide bottom sheets, duvets and pillows for the one double and two single beds and the sofa bed. We ask
that you bring your own duvet covers or sleeping bags, and pillow slips, towels etc.
There is a small washer/dryer - but we reserve this for use in longer lets as it needs special attention! Seems technology makes things too complicated.

2 pillows with pillow covers, single duvet, bedspread,
electric blanket and bottom sheet on the beds.

Garden

There is a patio area outside in the farm yard and the garden and patio of the main house are available if no one is in the main house.


Out and about

The cottage is located in the small village of St Clement. Churchtown Farm
was the village farm for at least the last couple of hundred years and up
until the early sixties was run as such.
The village is about a mile from the center of Truro - although you would
never believe it, as the village is so secluded, so you have all the
amenities of this cultural center. The area is renowned for birds and
wildlife and there are numerous country and river walks that emanate
directly from the village itself. The cottage is centrally located for all
the other visitor activities in Cornwall including, the museums, the
cathedral, and the Eden Project, as well as many beautiful gardens, beaches
and National Trust properties.


Deposit and cleaning

We ask that you take care of the property while you are there and try to
leave it as you find it. You will find a vacuum and some basic cleaning
supplies. Your deposit will be returned to you after a quick inspection
after you leave.

  Free Wi Fi

We know it's hard to be away from your email! We have wireless Wi-Fi set up in the main house. It is accessible from the cottage on most laptops.
However as Wi-Fi is always a bit patchy, it is not gauraunteed! However it is free to you. Please contact me for the network ID when you book.


We offer discounts for 2-week periods and longer stays and we are also
flexible with arrival and departure dates in some periods.


  Churchtown Farm - Main House
   

The main house is also a barn conversion. Originally it was a granary upstairs and animal shelter downstairs. The lane came directly to the back of the house where the patio now is, and the corn would have been loaded directly into the upstairs area.
The living arrangements are "upside-down" with the kitchen, living and dining areas upstairs with acess to the upper garden and patio. The bedrooms and bathrooms are downstairs and open onto the courtyard.

The house is large, but is set up for 6-8 persons only. There are two bedrooms with double beds, one with two single beds and a small bunkbed room for smaller children. There are two newly remodelled bathrooms and a luundry room with washer and dryer. There is gas central heating.

The upstairs has a brand new farmhouse style kitchen with large dining table and large open beamed living room with plenty of comfortable seating, fireplace and large TV. Both the living room and kitchen areas open onto the sunny patio.

Terms and Conditions A deposit of £100  per week is required with booking (Non refundable upon cancellation) - A booking is confirmed only when a deposit is received.

If the booking is made six weeks or less before arrival then the full rental is payable. Once the booking form is accepted by us, you are responsible for full payment when due. A damage/cleaning deposit is charged and held by us and will be returned in full within fourteen days after departure, provided no loss or damage has been incurred and the property is left in a clean and tidy condition. We reserve the right to withhold part or all of the deposit towards extra cleaning costs, where a property has not been left in good condition. Premises are checked by our agents and any damage to the equipment or the property is fully chargeable to the tenant. The liability is not limited to the deposit. The owners of the properties do not accept any liability for any accident, damage, loss, injury, or expense, whether to persons or to property, which the tenants or any other persons may suffer or incur arising out of, or in any way connected with, the letting. In the event of a cancellation being received in writing before the commencement of the holiday, we will endeavour to re-let the property for the period concerned, and if such re-letting proves possible, we shall, at our sole discretion, refund the balance of money paid. If the property is not re-let for any reason, the original lessee is liable for the whole of the rental amount.
